Ball Ground and Waleska, GA: Room to Spread Out North of Canton

The small towns of north Cherokee County, where lots get bigger: what Ball Ground and Waleska are like, and what to check before you buy land.

If you're moving to Cherokee County because you want room, a quieter road and maybe a few acres, the north end of the county is worth a close look. Ball Ground and Waleska are the two small towns up there, each about 15 minutes from downtown Canton.

Where are Ball Ground and Waleska?

Both are north of Canton in Cherokee County.

Population figures are from the US Census Bureau. For comparison, Canton was estimated at 40,778 in 2025, so these really are small towns.

Why do people look north for land?

Because that's where the county plans for it. Cherokee County's comprehensive plan describes "Rural Places," mostly in the northern part of the county, at no more than one home per two acres, with zoning that can include agricultural. It also describes "Country Estates" areas in the eastern part of the county with lots of about two acres or more.

Two cautions. Those plan categories cover unincorporated Cherokee County, while Ball Ground and Waleska set their own zoning inside city limits. And a plan describes intent, not a promise about what will be built next door. Before you buy land anywhere, run it through my Cherokee County lot check, which shows you where to look up zoning, roads and flood maps for any parcel.

What is Ball Ground like?

Ball Ground has a small historic main street and a Veterans Memorial downtown. It's also home to Gibbs Gardens, a 376-acre property with more than 300 acres of gardens.

Ball Ground has its own I-575 exit, so getting to Canton is quick. Downtown Atlanta is about 50 miles away.

What is Waleska like?

Waleska is home to Reinhardt University, founded in 1883, and the Funk Heritage Center on campus, which the state designates as Georgia's Official Frontier and Southeastern Indian Interpretive Center. The National Park Service recognized it as a Trail of Tears site in 2013.

Lake Arrowhead, one of the communities I've toured on video, is in the Waleska area. Downtown Atlanta is about 48 miles away, and you'll reach I-575 through Canton.

What should you check before buying out here?

Rural property comes with questions a subdivision home usually doesn't. Ask about each of these early, ideally before you're under contract:

None of these are deal-breakers. They're just the things that are hard to change after closing.

What about property taxes and the commute?

The county and school portions are the same everywhere in Cherokee County: about 26.25 mills combined for 2026, on 40% of fair market value, with the county's homestead exemption. Inside city limits, Ball Ground levied 4.0 mills in 2025, and Waleska has its own city levy too. Plenty of homes with a Ball Ground or Waleska address are outside city limits. My cost-of-owning guide has the math.

The trade-off for space is distance. Plan on close to an hour to downtown Atlanta from either town with clear roads, and more at rush hour. If you commute south every day, drive it before you buy. If you work from home or nearby, it matters a lot less.
