Downtown Canton Hotel Project Moves Forward with Developer

Canton City Council authorized negotiations with Artha Investment Partners for the North Street Gateway project—bringing the 80-room boutique hotel closer to reality.
Canton's Downtown Hotel Takes a Big Step Forward
After years of planning and community discussion, downtown Canton's proposed boutique hotel is officially moving ahead. In September, Canton City Council authorized staff to begin formal negotiations with Artha Investment Partners—a Canton-based private equity firm specializing in commercial real estate—to serve as master developer for the North Street Gateway project. The Canton Downtown Development Authority recommended moving forward with Artha after reviewing proposals, and now the city will work toward a letter of intent that brings this vision one step closer to breaking ground.
This is the kind of news longtime Canton residents have been waiting to hear. The North Street Gateway has been on the drawing board for a while now, with concept renderings and feasibility studies circulating since early 2024. But authorization to negotiate with a developer marks real, tangible progress—the kind that turns blueprints into buildings.
What's Planned for North Street?
The North Street Gateway sits on about five acres at the intersection of North and Brown streets, just steps from the Cherokee County Courthouse and the heart of downtown Canton. Earlier concept plans from architecture firm Goodwyn Mills Cawood showed an ambitious mixed-use development that includes an approximately 80-room boutique hotel with event space, ground-floor retail and restaurant space, upper-story apartments (around 20 units with one- and two-bedroom layouts), office space, and a large parking deck with between 600 and 800 spaces to serve the courthouse, new development, and public parking needs.
The site currently includes the former Cherokee North Apartments and the Bray & Johnson Law Firm building, both purchased by the Canton Downtown Development Authority in 2024. The plan also calls for a four-story addition to the Cherokee County Courthouse to add courtrooms and office space for the county government.
While final development agreements still need to come back to City Council for approval, the green light to negotiate signals that Canton leaders and Artha Investment Partners are aligned on bringing this transformational project to life.
Why a Boutique Hotel Matters
Downtown Canton has grown into one of Cherokee County's most walkable, vibrant destinations, with locally owned shops, restaurants, Reformation Brewery, and seasonal events drawing crowds year-round. But until now, there hasn't been a place for visitors to stay right in the heart of it all. An 80-room boutique hotel would fill that gap, giving out-of-town guests a reason to linger, supporting local businesses, and providing a venue for weddings, corporate retreats, and special events that keep dollars circulating in Canton.
It's the kind of amenity that signals downtown Canton isn't just growing—it's maturing into a full-service destination. Combined with the added retail, dining, and residential space in the North Street Gateway, this project has the potential to reshape the east side of downtown and create a new hub of activity near the courthouse.
What Happens Next?
City staff will now work with Artha Investment Partners to negotiate the terms of a letter of intent. Once that's finalized, a full development agreement will return to Canton City Council for final approval. There's no official construction timeline yet, but after several years of planning, community input, and feasibility work, it's encouraging to see the project advancing beyond the concept phase.
